The Norman Foster Hollywood office tower will feature a spiral design

Architect Norman Foster has submitted plans for a $1 billion office tower on Sunset Boulevard in Hollywood, presenting a project that will feature spiral balconies and green spaces surrounding its facade.

The 22-storey building will be called “The Star” and will join the company’s impressive collection of unique building designs around the world.

British architect firm Foster + Partners provided views of raised gardens filled with plants and trees, as well as outdoor decks and modern office space.

In a statement, Foster described it as “a true reflection of the workplace of the future, caring for community, wellbeing and collaboration.”

Prospective tenants will be part of a “modern landmark.” The Star will be home to entertainment companies and “Hollywood’s best content creators,” Foster + Partners said. Current plans include production space, a gallery, a performance theatre, a rooftop restaurant, and “community gathering spaces” at ground level.

The proposal replaces a previous plan for the site unveiled in 2019.

If the city accepts the proposal, construction on The Star would begin in early 2026 and end in 2029.

The new commercial real estate market is currently tough for landlords. More than 25% of the city’s office space is currently vacant, according to data from real estate brokerage Savills. Many have blamed the trend toward remote work.
